How to Get a Bay Area Property Rent Ready for the Market

DIY: Getting a Property Rent Ready

If you decide to do it yourself, you have to have the time and resources available to make sure everything gets done correctly and in a timely manner. We frequently see landlords try to do everything themselves, but they fail to realize how much time is involved. If you’re working 50 to 80 hours a week, the time you have available to spend at the rental property to get it ready is not very much. A project could be knocked out in a few days when professionals are working on it full time, but it might take you three weeks to five months.

The main thing you need to do is make sure everything is professionally cleaned and in working order. All the appliances must be inspected, cleaned, and if necessary – repaired. Check the heating, air conditioning, plumbing, garage doors, windows, and all the appliances. These things don’t have to be brand new, but they need to work. If you have a stove from the 1970s that is still working, you can leave it. But, if you have a stove that’s only a few years old but only three burners work, you need to replace the stove – even though it’s new. You’ll have issues renting the property to good tenants if an appliance doesn’t work. Look for safety items a well. There may be a fence that is failing or electric wires that need to be tucked away.
